I am looking for a highly self-motivated individual who has interest in wholesaling real estate in the Metro Atlanta area.  This will be 100% commission base with a very high commission rate on the acquisition and the closing of each new property.

You will be required to make contact with all of our leads we receive from multiple marketing sources.  We currently have multiple marketing strategies to obtain both buyers and sellers leads that you will be privy to.  However, you will also be expected to generate many of your own leads.  You will evaluate new investment opportunities by preparing and projecting financial information on each lead for us and our investors.  You must be able to analyze the current market and comprehend local trends in multiple areas throughout metro Atlanta.

You will work closely with our Project Manager to understand rehab budgets for each renovation. This information will be crucial to your understanding of the property when presenting it to our investors.

I've always purchased my properties from other wholesalers.  I just started a TON of marketing and expect to begin receiving the calls, leads.

Whatever properties I choose not to buy and flip myself, I plan to wholesale them out.  Is this as easy as making sure my verbiage in the initial contract states I can assign it?  Then just have my assignment contract with whoever purchases from me?  Am I missing a crucial step or contract?

I plan to hire someone I know as an Acquisitions Manager.  Seeing that closing on my own leads is new to me, It might not be a bad thing to have my Acquisitions Manager work with me and learn at the same time so I can set him free while I focus on other aspects of my companies.

I know I'm talking with my Real Estate Attorney in two days about my Private Lenders, but I also plan to bring this up.  I'm just very impatient when it comes to learning and I'd  like to get as much information as possible beforehand.

@Shawn Roberson did you ever get the note and mortgage docs?  I've finally got a private lender waiting for me and I need to get my contracts in order and schedule a meeting with him right away. Can you help me out?

I have to agree with all of the above!  I have painted many due to the areas I've worked in here around East Atlanta and Decatur where it's the trend.  It really looks great and if done right can have some amazing curb appeal and show well on all of the pictures online where everyone looks first!  You certainly should pay close attention to your soffit/fascia, columns and shutters though.  Taking care of this at minimum I feel is a must and gives a nice contrast and fresh look for your buyers.

Otherwise, I try to save the money and not draw attention to potential burglars OR the county code enforcement. :)  I've been lucky so far, but my agent says "The painted house is the first to get broken into" so keep it simple if possible.

Good evening all!

In addition to the normal fix and flipping business, my wife and I just started a new staging company. 

I've had many houses staged with various prices. I'm coming to all of you local to the Atlanta Market who stage their houses. What have you been paying for lets say 1100-1700 sqft SFR, 3/2. I already have some of my own "Investor Pricing" rates based on what I've paid, but I want to see what all of you expect to pay in the Metro Atlanta area.

I completely agree with Kevin Polite I've got investors bringing in that easily in the area. But I hear so many accepting less. The closer you are to 30316, the golfcourse etc the better

Post: Studs vs existing walls and debris. What takes longer to sell?

For my questions below, imagine a vacant house of 4 years with roof damage (so expect drywall damage, mold etc) Wholesalers - If you have a house gutted and down to the studs and bones, are your investors more hesitant or less hesitant to buy than if the walls were up and debris scattered around? Investors - Are you more, or less likely to buy the property if all you see are studs and subfloor vs existing dirty carpet, damaged drywall and old furniture etc. Do you immediately think the cost of repairs will be more, or less if all you see are studs? Do you feel this depends on the experience level of the investors? I don't believe this will make a difference, but I'm in the Atlanta area. (Snag a few people with the Keyword 😉)

@Michaela G. - Yes, everyone is busy.  Right now the market is going crazy around here as you know.  That being said, so are my flips which means I better plan ahead!  Luckly I primarily need someone for my own residence right now and it's not an emergency.

Good Evening friends!  I did a quick search before posting this, but I'd like an update.  

Who has an Investor friendly HVAC contractor they are willing to share?  I love my main guy, but let's face it, we all get busy sometimes and forget to respond.  That being said, I need a good backup.

The tenants living in my basement apartment right now will appreciate this info as I've got to make a phone call to an HVAC contractor ASAP. :)
