@Damir Kamber - From several previous scenarios I've had, @Account Closed has pretty much summed up exactly what to do.  If that is not in black and white in your lease, then it's her residence and it would be illegal for you or others to enter her residence without permission.  NOT likely anything bad would come of it especially if you've had such a good relationship with her.

I'd definitely try to work with her from the start.  Get her to agree to showings in the evenings and weekends.  I'd have the agent post your phone number in the private remarks and request either by appointment only (which I hate, limits showings) or at least an hour notice.  Then you can directly call your tenant.  If you get push back from her after one or two showings, DON'T DELAY, act immediately with the incentive or else you'll be left trying to be nice and weeks will go by with no activity.

@Drew McLeod - I suggest Google Voice and respond as soon as you get a chance.  IF if you have a great deal, investors will leave a VM, trust me!  You can state that in your posting, I don't know of an investor who won't be understanding to your FT job.  All they care about is getting that good deal from you and will likely call you back again before 4pm when you have time to return their call anyway. :)

Don't overthink this.  Find a great deal and you will have buyers lined up waiting.  Just remember to always be honest with your deals and investors will happily pass on your name to other investors.

BTW, hopefully you can find enough deals to get rid of that FT rat race.

Welcome Eric!  You've certainly found the best RE website I know of.  I suggest you setup some keywords on areas or subjects you'd like to hear more about.  I've already made several excellent contacts in the last week from this.  I'm meeting up with another investor next week just to talk shop as a matter of fact.  

I mean seriously, what better place could you have found than Bigger Pockets to find like minded individuals who are here to support you regardless of your level.  Best of luck sir and keep us all posted in the "Success Stories" when you get that first deal.

Fulton or DeKalb County Permit department.  You can find out who's pulling permits and for what purpose.

I've seen a lot of Allgood trucks around but have never called them.  I too need to check on their rates.  I feel a larger company would be better if you have multiple properties or apartment projects.  If you needed someone there quick, at least they have many employees to pull from vs a smaller mom and pop ran business who is likely on a tighter schedule.
