@Michaela G. Neither of us "work" 40hrs.  I know that I sleep about 5hrs a night, I hustle about 14hrs, the remaining 5hrs i'm still thinking about RE but hanging out with my wife or friends.

You've got enough passive income, you deserve a little relaxing :)  After I get the crew working smoothly next year, i'll have more time to be on here learning a ton like you.  For now, my cart is so far in front of my horse.  Why not add another task to the list.

Which BTW, let's meetup soon.

Hello to all my BP friends out there.

I am interested in hosting a handful of people at my home office in January.  I'd like to keep it going from there as our relationships grow.  I am seeking highly motivated individuals who can appreciate other "go getters" in a small group setting.  If this gets a little larger than planned, I'll take it to another office.  Again, i'm looking for those that refuse to give up!

I'm interested in a small group of individuals from the highly motivated first year investor, who can still bring value, up to the seasoned wholesaler or investors that are still killing it at the RE business. I'm looking for individuals that aren't afraid to talk about themselves but are also very positive and enjoy sharing the lessons they've learned.  I am looking for out of the box thinkers that I too can bounce my many ideas off.  This business is about relationships and how we can help each other out.

I realize there is so much to learn from others.  I personally love informing other investors what I have done, have learned and future goals.  I enjoy helping out new investors, offering suggestions, walking through their rehabs etc.  I was out this morning for a meeting, I expected it to be 30 minutes.  Two hours later, we're still sitting there talking shop.

Instead of spending time driving, random coffee meetings with so many individuals, I've decided to focus a lot of this time into a small group talking shop.  Not to say sitting down one on one is wasteful, its far from that.  But I'd like to take that to the next level.  I know for me, the extra pressure of offering this and making it happen is what will keep me growing faster than I expect.

I live near East Atlanta Village, just outside Fulton, but still in DeKalb County.

I look forward to hearing from many of you.  Below is my contact information.  Feel free to reply here, e-mail or call me direct.  Talk to you soon.

Understood, and no, I do not use her exclusively. I agree with others but merely wanted to offer an Investor Friendly agent who goes above and beyond to get your property sold.

I've got an agent I use for EVERY house I flip. Her father was a builder and an investor. She knows Atlanta very well. She has her FT assistant and they stay on top of everything! I've used her since 2011. This is the "set it and forget it" type of agent. She's the only one I've ever come across that is one step ahead of me when it comes to selling my houses. See my website for her contact information, look under "The Team". I rarely refer anyone, but I'll back her expertise ANY DAY.

James Allen To answer almost every question you have, do a quick search! Search some of your keywords. I have seen in the last couple of days your exact questions. This will give you some immediate results. You'll still get answers on this post but you may find many many more from other post. Then compare all of your findings and be able to plan your trip better so not to waste your time. Best of luck sir.

Keep my information @Christopher A York, it's possible I may hire another acquisitions associate or someone to assist elsewhere in our companies next year.

Getting into this business is much easier than people think.  You've already taken the first steps, now your next best thing is to follow though and be persistent.  Seriously, do both!! Don't listen to the nay sayers, they'll only bring you down.  Also, don't go out expecting everyone will give you a ton of info if you aren't bringing them value, so bring a solution to an investors problem or assist and they'll likely tell you more than you expect.

Best of luck sir!

I agree, and now that everyone has seen what the Beltline has done, i'm sure it will only get better from here.  However, I don't feel that its EVER a wise idea to only buy based on the assumption of appreciating values.  BTW, "won't be as desirable" simply meant as desirable as other areas with those amenities, but I agree @Michaela G. now doubt we see growing demand there now.

FYI, @Chance Bridges (I didn't text you, you might already know this) but for others guess what... Monday Night Brewery just broke ground on their HUGE 2nd brewery.  And guess where it's at.  On the Beltline in West End.

As Rick stated, it's nice to see so many investors in the area rehabbing, but until we get some better restaurants and businesses, it won't be as desirable.  So many people are riding "The train is coming the train is coming!!" assuming it will just continue to grow and grow and never stop.  Well, it will cap out.  I'm sure with better businesses and restaurants we'll have another EAV, kindof area.  If we're luckly similar to Highlands down the road with the beltline, the Quarry (park) etc.

One can only assume, so it's best to buy for today, make the numbers work today!  If they get better (and I too feel it's still growing, no doubt) then that's gravy on the top baby.
