Hey BP Friends, I found a property in Utah County and will need to have it worked on in order to get the property fixed and livable (i.e. Demo, add rooms/bathrooms). We want to find someone to have a long term relationship with. How do I go about finding a GC in my area? Thank you!

Hey BP Community,

We want to use capital from multiple private investors for the down payment on a multi-family commercial property but we want the property to be under our name, not the investors. How should we structure this so that we can ensure that they are covered if we default but also keep all ownership, as long we as follow through with our promises? I have heard of putting the private investors on a lean but with multiple investors, we don't want multiple leans on the property... Any advice is appreciated.

I am a senior in college, here in Utah, and I want to jump into my first property investment, learn all that I can about the industry, and then become an expert in real estate investments. I was raised in a home where my father bought his first property before I was born and has built up an investment portfolio to the point that he is now retired and living a plush lifestyle off of his investment properties. I plan to put together the team of like-minded people that will help me be successful in my goals.

Hello, 

I am BRAND new to property investment. My father has done it for years in San Diego but has never used a property manager. I am in  Utah and am interested in finding a good realtor (preferably one that knows how to find multi-family properties) and a good property management company. What features do you look for in a good realtor and PM Co? Are there sites to find go ones? Any help will be appreciated.
