@Cleveland Peck....are you looking for a Purchase and Sale Contract for the seller or an Assignment contract for the buyer?? BTW...there's no specific contract for IL...

I agree with @Laniece Miller.  It depends on the group.  I've found the networking to be of great value even if there is some pitching at some of them. I've often made great contacts.

It really depends on what works best for you.  Like real estate itself, there's no one formula that works for everyone. Different methods work for different people. For me, I took the 5 week course and then studied the chapter test over and over for two weeks until I got 90 or higher consistently. That's how I study everything.  I will tell you that the actual test I took for my license was more situational based than multiple choice, true/false etc... It was based on real life situations and you had to chose the answer that solved the situation so you had to know the concepts in order to know which answer to choose.  My best advice is to make sure you understand not just what a leasehold estate is but how it works...not just what an easement is but how it would work in real life...
