I’ve found dealers are reluctant to move in spec houses unless the park is new or a 5 star property.

They have difficulty in getting people to pay the price for a new home in an old neighborhood.

(My experience of 20 years filling park vacancies)

All they would have to do is raise the rent $25.00 per month and not mention non - refundable fees.

Prospective tenants wouldn’t be annoyed and the landlord would end up making more money on average in a multi family property.

Do whatever will bring you the greatest peace of mind, the least stress, and the most fulfillment.

I know people who are very unhappy trying to manage all the BS their money has ‘allowed’ them to get involved in.

Congratulations on a great deal. In case anyone doubts this can be done - Don’t!

I’ve done many similar deals for the last 20 years.

The profit margins on most mobile home deals are huge compared to real estate. Takes a lot less money and there’s also little competition.

Mobiles in parks, on private property, as flips or rentals - hard to beat the ROI.

Mobiles are not as ‘prestigious’ as some other investments but my bank is always glad to deposit my earnings :)

Always stick to the terms of the lease. If he wants to pay late fees - great! The return on your modest investment for a few days is going to show a good profit.

He’s no greater risk of trashing the place than someone that pays on time.

I base that on my many years of being a landlord.
