We are rehabbing a property for maybe $30K, but this is because the house isn't in bad condition, the neighborhood. So $40K is possible, but it depends on the project.

David, this is really subjective and dependent upon many factors including, but not limited to: Exit Strategy, Neighborhood/Zip Code, House Condition, Financing. 

What is your objective? Fix/Flip? Buy/Hold?

If you do have a unique Id number for each property like a parcel ID number or tax ID number you can always use excel. Its super easy to do with some simple forumlas.

@Jimmy O'Connor, we had two licensed expediters speak at our Diversified Investors Group - Philadelphia Main Meeting earlier this month. I think those are two solid points of contact for you to start with. The names and website information I put below should be of some help. Hey Trevor, not really, but it'd be beneficial if they did. You can also use the Standard PAR and just cross out and initial the sections you would rather not use.
