Jody, I think I know you or have met you somewhere. I have a resource for you regarding what you are asking for. I can message, because I don't think Bigger Pockets allows users to post links in certain forums. Not sure of the exact rules, but I'd be more than happy to share with you. 

We are rehabbing a property for maybe $30K, but this is because the house isn't in bad condition, the neighborhood. So $40K is possible, but it depends on the project. 

David, this is really subjective and dependent upon many factors including, but not limited to: Exit Strategy, Neighborhood/Zip Code, House Condition, Financing. 

What is your objective? Fix/Flip? Buy/Hold?

I think those are two solid points of contact for you to start with. The names and website information I put below should be of some help. If not, let me know and I'll track down their numbers for you. They have a ton of knowledge about the process.

Hey Trevor, not really, but it'd be beneficial if they did. You can also use the Standard PAR and just cross out and initial the sections you would rather not use.
