Call the utility company and they should be able to tell you how much the utlities run during the deepest part of winter and you should be able to get a baseline from there. If the gas bill runs 200$ divide that by 3 or however you want to do it. I'm not the best but it works for me so far. im sure someone else can break it down better than I can

@Paul Defngin what is NOO Heloc ? I'm still new to BP

@Paul Defngin I plan on using it to buy another rental to get more property and become totally passive as I want to begin international travel.

I would like to take a Heloc out on a rental I just bought but I talked to a loan officer and he said the property must be worth 100k or better I have a house that’s worth more than a 100k but I don’t want to Heloc that one. Any advice ? I’m not much for risk at this point in the game and don’t want to lose anything

@Samuel Fletcher Hardy just add it into their rent you’ll have a hard time getting them to pay that in top of their rent believe me been there and done that just add a base amount to the rent and your life will be much simpler because not everybody is using he same amount of utilities and people will complain.

I went to college years ago and I had the chance to either pay off my student loans or buy my first property this was 2015 I wish I would've bought that property I drive past it when I visit Saint Louis all the time. I just bought another property in north county. My advice do the rental property and make a payment plan for the student loans.

Thank you I was a little unsure but I had a great realtor and told me section 8 was the way to go for that property especially since the return would be great

Just purchased a home in Castle Point for 30k gonna need about 15k I’m rehab maybe less idk. Section 8 cash flow 1100 a month just a beginner
