@Joshua Tessier I have to agree with you, Manchester is in an interesting position right now.  I am very hopeful we can get rail to the city soon, but confident in its growth regardless.

Hi Stephen, 

Congratulations on taking your first step into the world of real estate investing. Glad to see that the property is working out thus far! You mentioned that the property doesn't hit the 1% rule, are you still able to cash flow? If not is there wiggle room in regards to raising the rent? I only ask as you mentioned that the person you rented it to is using it is a STR, do you know how much they are making monthly off of the property? When allowing someone to do this you should also be able to charge a premium so that you both are able to cashflow! Keep up the hustle!

@Kuriakos Mellos This is all going to depend on your own personal risk tolerance.  Personally I prefer to live consumer debt free.  This allows me to keep my personal expenses low in order to continue investing all of my left over money into real estate. I hope this helps and good luck with your decision!

@Ignacio Linares I think the biggest factor here is your risk tolerance. I personally would not feel comfortable doing an out of state BRRR for my first property, which is why I have started my investing journey with a couple of house hacks. That being said if you have a higher risk tolerance starting with a BRRRR could be a great way to really hit the ground running. Good luck with your investing!

I love this question! I don't have any experience with Short Term Rentals, but would love to hear about the different structure's people use when forming STR Partnerships.

Hi Jacob, 

I have also recently had some issues with apartments.com.  While there are plenty of things on the site that I like, I just kept running into problem after problem.  I would recommend trying out Zillow Rental Manager.  The last apartment I listed, I listed on both Apartments.com and Zillow and I had nearly ten times the interest on Zillow compared to apartments.com.  The application process seemed to go much smoother on Zillow as well.
