Favorite mindset book that I read last year has to be "Cant Hurt Me" by David Goggin's. A close second would be "Think Again" by Adam Grant.

@Joshua Martin Congrats on taking the first step into real estate investing.  As you pointed out you have plenty of ways to fund this deal which is great!  If you have the cash to pay the down payment, I would personally use that to fund the down payment for simplicity's sake.  I personally would never recommend an adjustable rate as you never know what going to happen in the future with interest rates.  I suggest running the numbers with the different financing options and choosing the option that works best for your.  I hope this helps. Good luck with your investing!

@Mason Peterson If you are only looking to invest in real estate and not looking to help people buy and sell than I would saying getting your license is not really necessary. I agree with what you have been hearing in that it is a great way to gain experience, as well as to gain a whole new perspective on the buying and selling process. However, if that is your only reason to do it, it may be better to try and focus your attention to learning more about investing side of things rather than the process of buying and selling.  I hope this helps.  Good luck with your investing.

@Evan Leibovitz Personally I am a big fan of house hacking, however you will want to make sure that you don't overextend your self.  May want to consider some sort of compromise where you are able to house hack a house while not over extending yourself.  Good luck with your decision!

Hi Brian. How much a particular lender will loan to you will typical depend on a multitude of factors including DTI, Income, the property, etc. I would check with your lender and see what they think about your plan. That being said, if you have a sizable down payment and a good property under-contract you should be able to find someone to lend to you. Good Luck with your investing!

Without knowing the details, interest rate etc. I would say that using your cash first would probably be the best bet. I am not one to suggest no emergency fund, but the deal would likely cashflow better with less leverage on it. Worst case you could always leverage the HELOC in case of an emergency later down the line while you work on building your liquid accounts back up. As far as the Roth goes, I don't have any experience investing in real estate from my Roth so I will let someone else speak to that. Good Luck with your investing!

@Joe S. We paint the ceiling and the trim white and the walls a light grey.  We use the same colors in each rental in order to help keep turnover easier as I like to repaint each time to keep the units looking fresh and clean.

@Matt Ternullo Sunapee is a great area! I went skiing there a few years ago and was thoroughly impressed. It's a little more of a hidden gem when compared to some of the other areas in New Hampshire, but for sure has some great STR potential.
