Curious to hear everyone's thoughts on giving gifts to tenants around the holidays.  This is the first year I have done it and I have only had good reactions thus far! It seems like an easy way to help build a positive rapport with your tenants.  Does anyone have any experience with giving small gifts around the holidays to tenants?

Hi Dan! I couldn't agree more. People are always going to need a place to live which is why I also feel as though real estate is the premier investment option!!!

From the sounds of it you are looking at a deal were you can finance 100% of the deal and walk away with about $300 a month in cashflow.  Sounds like a pretty good deal in my book. Bare in mind I am assuming that you are taking into account property management, maintenance, utilities, etc. into your analysis.  Good Luck with the duplex!

I try to limit my news intake to about 30 minutes a day max. In general I listen and read to a mix of general, business, and financial news, with a higher interest in the financial news.

I currently have 2 duplex's in my portfolio. One investment property with around 150-175 in equity, and another owner occupied duplex with minimal equity. I am looking to purchase a 3rd property using the equity in the non-owner occupied duplex but am running into issues with refinancing and HELOC's since the property that I am looking to take money out of is not owner occupied. Has anyone else dealt with this issue before?

Hello everyone, I am currently under contract with my second duplex and will be inheriting a tenant with this property. I am told that the tenant is up to date on rent and is currently month to month.  Looking for advise as to how I should go about confirming this as well what steps we should take in order to make this process go smoothly.  Thanks in advance for your help!
