I just came across this property.  Great area and house house great potential.  Then I found this.  I haven't been inside yet.  Would like some advice before I proceed.  This house is in the midwest.  What do you think?  How extensive is this sort of repair?  How costly?

I was talking to my mother earlier of plans to eventually be a full time real estate investor, with a focus on rental properties.  She said she'd rent one and I immediately thought, "don't mix family and business."  Then again, she's my mom, I'm suppose to take care of her right.  

Please share your insights and experience on this matter!

I recently found a "deal" in the Louisville area.  Seller financing with 10% down.  I'm not in the area at the moment so I got all the details and numbers through email traffic.  The numbers looked great....good cashflow, equity, etc.  So I took the next step before making an offer and working out the financing terms.  Scheduled for a partner to look at the property and it was a disaster.  I may have given him 15% of his asking price.  He didn't appear to the showing.........wonder why.  

I still think those deals are out there, but as stated earlier, they are rare.

I had a partner look at a house yesterday but it needed too much rehab for the price.  I'm keeping my eye open, specifically in the area where the art gallery and new coffee shop is located.

Portland has its fair share of bad apples and problems.  However, it's close to downtown, properties are still dirt cheap, the neighborhood is rich in history as are some of the structures.  For those reasons, I'm willing to take my chances.  Just waiting on the right property in the right location.

Have you had any issues with flooding?  Is flood insurance required?

I'm having someone look at a property for me in Portland tomorrow.  I'm trying to find properties as close to the art gallery and coffee shops as possible.

How long have you had that rental?  What has your experience been with the tenants and section 8 on this particular property?
