From what I am told there are deals that exist with seller financing and 0 down.

Ha. If only it were that easy @Joseph King. Get in line...those deals are rare and when they do come up there is a list of investors waiting for them just like you. It's your job to find the landlords that want out of the business and they have lots of equity and don't want to cash out but rather hold a mortgage before they talk to a real estate agent with a list of investors in their cell phone.
