im an agent, investor and host in metro phoenix! Amenities are extremely market specific. For example, in a mountain market you may not need a pool but here in phoenix its a must for an str. Then there's the amenity difference between STRS and MTRS. I would advise you to go to furnished finder and Airbnb monthly stays - then find highly rated properties in your market. Then see what amenities they have and what their reviews say!

Im an investor and agent in the Phoenix market. It very much depends on your local market. Down in parts of Texas and Florida there are massive spikes in inventory while in other areas like the northeast and part of the midwest, the markets are on fire. Interest rates will play a huge factor.

Im an investor, agent and airbnb host in Phoenix metro. I alot of my guests come from out of state and initially complain the AC cannot get down to 72 or below. We educate our guests the difference between 68, 72 or even 78 is minimal when the temps are 110 plus. Additionally if tenants of an STR or LTR, are not doing their part to manage the AC then of course its going to too hot or an overworked AC. We keep our STR's with a lock so it cannot go under 74 this time of year.

Im an agent and investor over in Phoenix. We have alot of folks in socal doing that same strategy over here bc the prices are cheaper and the regulations are much more lax.
