Sometimes the best move is no move. As I acquired properties over the last few years, I listened to all the hype surrounding REI and I was determined to do.... something. I almost did this early 22 cause my rentals were boring to me and I wanted more.

Had I done that I may have another rental or 2 but cashflow would essentially be gone and I'd be one bad roof away from a lot of pain. Instead, I've been strengthening reserves, am not worried at all about my situation, and after I hit the reserve amount I'm looking for, I'll be much more confident going after more investments. 

I'm not saying do something or do nothing, but I would also sit down with other REI around you (which lucky for you there are a lot of us in COS) and go through your different scenarios and goals. No matter what you decide, best of luck in that decision and if you need advice, again there are a bunch of us around here happy to listen.

At the moment we currently have 2 VA loans. We currently have a VA loan on the KY house and our current house. We originally had the 2nd VA loan against the other Colorado house, but we refinanced it to open up entitlement for our new place. Our current total VA entitlements is around $650k which was the cap from 2022.

We are looking at this home for a long term investment .  The home was recently finished in August 2022. So there really shouldn't be much maintenance that will be needed.

I haven't looked into the STR market, I know there are several in a close by community that has some Air BnB rentals so I believe it is an option.


Unfortunately, a good chunk of the Springs is NOT eligible for STR and even so I've started to see a few STRs here get moved to mid/medium term rentals. You are in a tough spot because unfortunately refinancing right now would mean you need to $ to the table.

From a LTR cashflow perspective I think it would be a winner over time but there will be some lean years that you would need savings for. 

I love the Springs (which was why I chose to stay when I got out) but you may want to consider offloading your other property if you're convinced Colorado is home when you're done.

 In the Springs as well, have been looking at Pueblo for a bit as well... I think it just really depends on the area. Certain parts of Pueblo  an vary street to street from what I've veen told. With that said this may be the year I step out of the Springs to invest

 Jeremy, thank you! The bagels and the pizza are among the things I miss from the east coast (besides my family, of course!) So happy to be out here though, a lot to explore and love. 

I am definitely going to be there tomorrow! I saw the meetup a few days ago and knew that it would be a great place to start, especially to meet others, like yourself, who are farther down the path that I am. I appreciate the support!

Good to hear! For bagels check out Olde World Bagel and Deli. When it comes to pizza check hells kitchen or Parry's. I'll have a better idea of making the meetup tomorrow.

Would recommend you check out the house hacker meetup tomorrow 5/12 at Oskar Blues. I may be there, but you will meet a great group of people who are in various areas of investing (ie short term/long term/etc.)

@Cody L. I have to laugh because these have started picking up, especially on one of my properties in particular. It's basically a every 3 occurrence that I get a call or text regarding that property in particular. I hope those wholesaling make theirs, but at the same time I'm on every do not call list I can sign up for. Also, why would I want to sell it wholesale when I could just dump it on the market for way more $. All of this to say I feel this post in my soul.
