Hey All!
My name is Nick Miller. I just graduated college last year from CU Boulder (Sko Buffs!). I am a New Jersey boy at heart and have always been entrepreneurial-minded. I have always been interested in Real Estate investing, but never took took the deep dive that I am now. I swear I have been addicted to the BP Podcast for the last few weeks, learning everything that I can. I know at some point though that I have to take some action, which is why I am finally here looking to connect with y'all!

Welcome to real estate and welcome to Colorado Springs! (The city is getting better every day. Lots of development downtown and on the north side of town.) No market in Colorado is fantastic for cash-flow, but that doesn't mean you shouldn't buy something. I'm guessing you're in your early 20s, so for you, time is the ultimate friend. You could buy totally "wrong," and still do better than anyone who bought "right" but didn't start until their mid-30s.
Not knowing anything about you or your situation, I'll throw out a few thoughts on starting out.
First off, don't overthink it. Listening to the podcast is great, but the more you listen the more you can think you don't know everything you need to know. That can lead to not taking action.
I think some kind of house hacking in Colorado Springs is the easiest way to get started. There are different types. If you're open to taking roommates, then find a 4-5br house, live in one room, rent the others for $800 a pop, and you likely live for free or even cash flow a bit. Move out after two years, rent the room that was yours, and then repeat the model at a new house. In a few years, you can have a few properties.
Or, if you aren't into the roommate thing, then find a duplex or a property with a separate rental type space. A lot of our clients do this. And then you can Airbnb/short-term rent the separate space ... be it a basement or a carriage house.
