@Erin Spradlin to piggyback on what you are saying I just closed on a townhouse there and rented it less than a week later. The demand in the 80911 area code is extremely strong right now.

Keep your eyes open, look off market, and if the numbers make sense on something make an offer as quickly as possible.

First abd foremost congrats, I wish I had found the "light" of real estate investing in my 20s. I agree that prices are nuts right now. If I had to give advice, I would look at the situation you have now, buy a new property to move into and then do the same thing. Reason for that is you can generally get lower rates and have the ability to essentially rinse and repeat with another property quicker than saving up a 20% down payment. I'm sure you will get plenty of advice and additional insight but if I were in your shoes, this is the path I would likely follow. Best of luck no matter hoe you choose to attack, and look forward to hearing your about your progress.

Of course! Bought (or will be buying next week) in 80911. Its a 3/3 townhouse at 1501sq/ft with a two car garage. Price is 248 and is a conventional 20% down deal. Jenny Bayliss (apologies if I misspelt her last name) just closed on one very similar and like her I will be renting it out. Market in that are is looking like it supports 1700/month rent. I ran rent numbers a little lower just to be safe but overall I am happy with the deal. The builder is opening up a new phase soon (I believe in the next few weeks) and prices should 15-20k higher. Let me know if you're looking for any additional info.

@Ann Wing, I am closing on a new build townhouse in a week. I am nervous about it because it is different then the BRRRR method and such but our markets in Colorado is rough right now.

There are plenty of us floating around here. Finding deals is tough these days as we have experienced a renaissance of sorts between extremely low inventory, covid, and people realizing how great the area is. With that said I'm sure other Springs investors will pop up in here and happy to answer any questions you have the best I can. For reference, I have one SFH as a rental and am closing on a second.

@Michael Vilardo just so you're tracking VA lifted the limits I believe last year. You still jave to qualify based on income and credit score. I use the VA loan twice, the first use is still giving me lessons today. Would highly recommend it.
