I can say that the best way to learn is take the plunge. Sounds like you are doing pretty well with your current property. Remember, Austin is always going to command a premium and with things like the Tesla deal happening there, I feel like the market could sustain itself for some time. I know it's not much help but I think if you wait, two years from now you'll wish you had jumped in now.

Welcome to Springs investing from a Springs investor! I would have to agree with @Jenny Bayless on looking for a base hit. I lived in my first house and rented it out when i bought a new one and am currently under contract on a new build tow house as my second rental/first pure rental. Ideally I would also like to find a BRRRR property, but they are few and far between here and often if you're not quick will get bid up quickly. While I have properties in Colorado Springs, I am also looking at Pueblo as the cost for property there is lower and many who could no longer afford prices in the Springs have moved south to Pueblo. I used a realtor to find the new build option, but when it comes to off market deals obviously they may not have the info you need. This is a fantastic discussion!

I recently went under contract for a new build townhouse that isn't even built yet and I have a renter lined up and waiting for it. This market is hot and expected to stay this way for a bit. Once I close and have this new property occupied I'll be back to saving and looking for something new.

Best advice I can give is what others already have: take action. I did and ill be cashflowing nicely because of it. Can't wait to get this done and begin hunting for the next one.

@Raylene Luckett Froman, fair as there is a lot of variety. I’m looking more at a Duplex in the northern side of Pueblo as it makes sense to me to be both a commuter hot spot and allow for a relatively quick trip into the city.

@Joshua Zapin have to say I appreciate you bringing the conversation up. I have looked through several times just to make sure I catch all the information in it. I have a property here in Colorado Springs but looking at generating cf here is tough. Pueblo looks like it has some real opportunities. I know someone here was saying 3rd space was a meetup for the local rei group, has that resumed or is it virtual? I’m finally finishing school and eager to learn more and find my next rental property.
