Cash flow is my first thought. What would be the returns if held for atleast 5 years? I think that over time the cash flow would be better than the return with a flip.  Anyway just my two cents!!

If he were behind on the taxes there might be something there but it seems like it he doesn't care about really getting rid of it. It might mean something to him in someway and is hard to get rid of. I think that it is going to be tough getting through to him because of that. I hope that the guy finally talks with you!

@Shaun Weekes I am looking to do a either a seller finance deal or wholesale it, right now. I am still waiting on a few details but I am confident things going forward. I realize that the numbers for both are going to be different but it is what I am going to offer and see what gets the deal done. Thanks for the info Shaun.

I came across an off market deal where the seller wants to get rid of his mother's house.  In the initial,  call her indicated that there was a home equity loan on the home.  I haven't dealt with this issue before and I know it had come up here,  so I thought I would ask the question.  Thank you!

Hey howzit!  Great to see another military person on here, or former service member.  I tell ya there is so much to learn on here and there is also many good folks on here willing to lend a helping hand,  such as myself. 

And you don't have to be a sales person here, just be yourself.  And I think that I can definitely feel you on the need to tighten my shot group when it comes to my focus and time management as well.  I like some of the tips Tony Robbins and others have given or even Steven Covey in his book.  At the end of the day , setting goals and writing / typing up the steps you need to do for each deal you source is just like writing SOP's and TTP's and Op orders and such in the military.

Are you looking for on-market or off market rentals? Portfolio deals are more than likely going to be found via reits or commercial lenders who are about to foreclose or liquidate on borrowers who have those portfolios through them. I would suggest to definitely call property managers for leads on properties that might be getting ready to be sold. And you could even retain them as a good turn around as well. Title companies are good places to go to for leads for who is buying and who is selling. Mortgage brokers and companies would also be a good lead.  Of course you will want to network with the bigger investors in your area for leads as well. Find a way to help them but not be overbearing. 

Of course your approach to the properties that you are looking at could very well be changed - some opportunities may not be as black and white as others. And of course the reverse is just as just. So know what options you have with what you are looking at.  Good luck hope this helped!

@Jay Newman http://www.cityfeet.com/ is the right address! Lol  And I would have to agree with @Brandon Richards about checking with the brokers to see if the listing is still active or even the local MLS website. That is one of the precautions of working online is then having to verify the location offline.

Depending on what you are looking for there are a few deals on Loopnet and cityfleet.com if you know what you are looking for and experience.  I have seen people here on BP say that they find deals on loopnet as well as on the brokers website that were not put on the aforementioned sites.  I would have to say that connecting with brokers is probably the biggest thing people do with the online sites.
