What goals have you set that you do not feel like you have met when it comes to your business? 

I guess my real question lies in what other opportunities are out there in your market or area that you could add to what you are doing? 

Think strategically and plan accordingly.

And of course keep your passion for what you are doing strong! 

I hope that I was able to get the ball rolling on this one.

@Jay Hinrichs Thank you for the info definitely gave me some things to think about and reference. I had noticed that Hawaii was one of those states that didn't need a license, which I had wondered about. 

@Steve Babiak thanks for the link it got me to another thread that was just as informative. I am definitely looking up the book.

@Ann Bellamy What would you suggest to read or look up for better information about the lending business aside from you have already mentioned?

I have looked at that franchise myself, and with any franchise there is costs involved. And I think you should at least talk to a representative and ask them what the initial seed money goes to. Once you have the break down I think you will start seeing a clearer picture of what is going to work for you. 

And I have to say that with any franchise business you buy into the support system and the initial network, then after that it is up to you to establish yourself. If you study franchisees in general there is a reason why folks buy into them - business in a box and brand recognition. Anyway I have seen their ads on criagslist in afew towns so the folks who do go with them are out there. Of course I think it really also depends on your niche you want to be in down the line. If you want to be in notes or turnkey deals I am not sure if they will work for you. 

My 2 cents- if it is aligns with your goals and such I don't see how it would not work in someway.

Who is putting on the seminar? Where did you hear about it? I hope that you have a good time and that is worth the time and money spent. It would also be a good place for networking for your current job it would seem. 

I would also find a biggerpockets meet up or set one up and see how many folks show up because you can probably get some real knowledgable folks there doing exactly what you are looking to do or those who you are trying to coach along. Just my two cents. Let us know how it goes!

Glad your fire has been stoked again in regards to real estate investing! What is it that you are looking to make happen in regards to investment property? There are a few options open to you at this moment it seems like with the sell of your first property. And congrats on the sale of your property! It should be the beginning to a start in what is to come! Good luck in your ventures!! Keep in touch!

Hey Jamison,

Welcome and Thanks for your service. I am also a service member also so I know how it is serving. Where are you looking to invest at? One of the things that is important is to know where you want to invest. Then know your goals with investing in real estate. If you have money to put down on a 4plex and do not on living it right away because of your circumstances you can still get a conventional mortgage or do a down payment for a property that someone might consider to seller finance. I have come across a 4plex that is listed on the MLS where the seller is considering seller financing with 60k down.

I would also suggest hitting up a local meet up here in Hawaii before you go so that you can talk with more folks about what they are doing with their investing and ask more questions.
