Aloha! I'm an IT professional looking to supplement my income and eventually exit the mandatory workforce. My passions are my kids/family, surfing and mountain biking.

My real estate experience so far... my wife and I have purchase 3 primary residences using our VA entitlements. The first in Ashland, VA we've sold (I kick myself for not holding). Currently we reside in our Hawaii property and have been renting our previous single family residence in Virginia for the last 3 years. I recently participated in a flip deal in Indianapolis as a cash investor for a friend. I used a TSP (retirement account) loan to fund and now have some cash that needs to be put back in TSP or reinvested fairly quickly; part of the reason I'm here. I've been binge listening to the BP podcast for the last month and have started to learn the lingo and begun framing my strategy going forward.

Strengths:

  • Honest and reliable.
  • Solid full-time job and some investment cash on hand :)
  • Relatively handy and mechanically minded. I've learned a lot as a homeowner/landlord as well as manual labor jobs as a younger man.
  • Willing to take calculated risks when they present themselves.
  • Comfortable with online tools and new software.

Weaknesses:

  • Not a lot of time between work, kids and to be honest, surfing! Seriously, living in Hawaii timezone does make interactions with my Virginia property manager a little tougher. However, I get up at 0430 HST for work so I can get some things done on my commute.
  • Tax preparation/legalese still intimidates me, though I'm getting better as I learn more.
  • Really need to tighten down my paperwork organization processes to make it easier on myself. Would love to borrow ideas from other people's systems.
  • Not a born salesman. As you can tell from this post, I may share too much...

I think that's plenty. I have some specific asks for advice that I'll post soon, perhaps to their own threads.

Hey howzit!  Great to see another military person on here, or former service member.  I tell ya there is so much to learn on here and there is also many good folks on here willing to lend a helping hand,  such as myself. 

And you don't have to be a sales person here, just be yourself.  And I think that I can definitely feel you on the need to tighten my shot group when it comes to my focus and time management as well.  I like some of the tips Tony Robbins and others have given or even Steven Covey in his book.  At the end of the day , setting goals and writing / typing up the steps you need to do for each deal you source is just like writing SOP's and TTP's and Op orders and such in the military.
