Hey Brandon, welcome to BP. I'm an investor here in Kannapolis, NC. The market here has been heating up the past year. A lot of money is being invested into the city over the next few years. From my experience this area doesn't have a ton of multi family propertis available, but I haven't been as active due to my other business. He has a problem now, the house is vacant. I estimate he is losing $350-$400 each month on the mortgage and other fees. I am trying to be a problem solver and help the seller out of a bad situation. I'm just asking for some creative financing advise.

I found a property that needs a decent amount of work but if I get the property for $34k the ARV is $120k-$125. The problem is the current owner stills owes $55k on the current mortgage, and is asking for payoff and won't hear any offer under that amount. any ideas on how I can get the owner to go for my offer? Property isn't worth $55k in its current condition. I am using a hard money leader. Any thoughts would be much appreciated.

Any thoughts on an oceanfront condos in a Resort? Particularly in the Myrtle Beach area. HOA fees are seem extremely high ($500 /month) but does cover all utilities, maintenance, and cleaning service. 60/40 resort split on nights they rent out.

I have a friend that has done this but he isn't the most reliable source. Any thoughts from someone doing this? Investors or agents in coastal regions?

James, welcome to BP. I am just north of you in the Kannapolis/Concord area. I would encourage you to look outside of Charlotte. So many areas around the city are starting to emerge. I have lived in the area my entire life and the growth of Charlotte is starting to push people to surrounding cities. Harrisburg, Hunterville, Concord to name a few have a lot to offer investors at great prices with a nice ROI. With the expansion of I85 and I485 these cities are becoming commuter cities now more then ever.
