Good evening community, I was wanting some advice on a Real Estate Investing Meet Up I started a couple months back.  Attendance has been has been good and a lot of great discussion has taken place. One thing that I've noticed is a lot of the attendees just observe and don't really engage and any conversation. Now, being an introvert myself I understand it is uncomfortable talking with a group of people you have just met. I just want to make sure I am creating a welcoming environment for all investor types and skill levels. For those of you who have attended a lot of meet ups or hosted their own, can you offer any advice to help me make this event successful in the future? Things you liked/worked or didn't like/didn't work.  Do groups typically use an agenda? If so, what would that look like? Below are the details of the meet up:

Location: Local Coffee House

Hours: 10:00 am - 11:00 am

Date: First Tuesday every month

Thank you Richard and Mark for responding. My wholesaler and the closing attorney have been heading up the search. I will approach them about the death certificate. Great advice. Thanks.

Hey BP community! I have been working with a wholesaler on this property for about a month. We have been searching for heirs as the property owners have passed. Just when we think we have what we need the closing attorney shuts us down. My wholesaler is giving up on the property labeling it a "cold case". I refuse to believe there isn't something more we can do. The house sets a block off Main st in a vibrant downtown. Has anyone had a situation like this? How do I move forward? Thanks in advance for your responses.

@Jeffrey Scott Helms, Welcome to BP and to the world or Real Estate. Read, listen to pod cast, engage in the forums, and create relationships those are the best resources you have and they're FREE. Getting your RE license is a good way to gain knowledge but it teaches you how to assist buyers and sellers through the home buying/selling process. It's good information to know but not necessarily at the beginning of your real estate investing career. Plus they're a lot of cost associated with getting your license, dues, licensing expenses, marketing, etc.... Figure out your goals first, then if getting your real estate license fits your goals, get them then. I host a real estate meet up in Kannapolis the first Tuesday of every month. December we are focusing on wholesaling and we have a number of wholesalers in the group. Would love to have you. If i can do anything for you let me know. Best of luck

@Christopher Short, I've used Fund That Flip and DoHardMoney before. It's expensive money but the money is there as long as the deal is there. DHM has more requirements but in my opinion they do hold your hand a bit more to make sure the deal goes as planned. If you need any further info let me know. Good luck!
