I didn't know this job existed until this week when someone told me that was there job. Low and behold I have a water leak in a rental today and need an insurance claim. The whole idea of using an independent adjuster rather than the insurance company's adjuster makes sense but I've never gone through this process with one. Anyone have any experience with them good or bad?

How does he only accept cash, but isn't around to collect it? This story seems to be missing pieces. Not saying it's on your side, but something is off about the whole thing

Getting $2500-3000 per month on 65 units doesn't add up. Clearly there is room for increased rents but is he really getting $40/unit? That's the cheapest storage I've heard of.

I've found in my market, and I think this makes sense more most markets, that we see a spike in demand during the summer. Moves are happening to a new area before school starts, teachers are moving when they aren't working, parents don't want to move their kids while school is in session, etc. So I try to rent my houses on 1 year leases summer to summer so when they become vacant I've got the best chance to rent it immediately. 

I don't have a large enough sample size to use my numbers as gospel. I'm curious what length of time your average tenant stays in their lease.

Congrats! Figuring out creative financing is where you should be spending most of your time at this point. Putting down 25% can get you there, but it takes much longer and the upside is smaller (downside is also smaller). Good luck on your journey!

As for renting to students, I believe it can be a good thing and a bad thing as well.  You screen them just like anyone else.  If no rental history or credit then definitely get there parents as a co signer and screen them as well. 

 I'm surprised you've received this advice. Many investors on this site would highly suggest duplexes and like them so much they buy communities of them.
