I saw a fire house that the city of Durham in North Carolina is not using. I've been talking with the city but finally they told me they won't sell. 

What steps should a broker take for dealing with city/county property?

When is it the right time to do a 1031 exchange in your opinion? Or are all 1031s created equal.

 Support structure would be a big one in my book. I've noticed that some BICs are usually overwhelmed and hard to get in contact with.

I definitely see why the MFH get bought up quickly. Yesterday I visited a Rooming House in Durham and was surprised that they still existed.
