Multi-family vs Single family

I'm curious to know what investors think about multi family versus single family homes.

Which one do you prefer to invest in and why?

I'm in the Raleigh - Durham market here in North Carolina.

I think there are pros and cons to both, but a lot of investors love the smaller multi family units (duplex, tri, quad). There's a lot of reasons for that and they work particularly well as house hacks. That being said, multi family is hard to find in the Raleigh/Durham area, there's not a ton of units, and anything that is available get's bought up quickly.
