@Henry Clark this is so helpful thank you. Let's see how it goes.

Thank you all so much for your replies it definitely gives me some insight. I will work on it and let you all know how it goes.

Hey guys, I am a new investor here in Miami, FL and I have recently found a home zoned for multifamily with a efficiency in the yard with great rental potential. The down side is the property has about $251,076 in liens and I am not sure how much of the actual structure we can salvage. Renovated as a multifamily the ARV is definitely at about $340,000 give or take.

I know it seems like a great deal to take on for my first deal however, I would love to get feed back on the likely hood of being able to negotiate the liens down with the county. Has anyone dealt with this type of property in South, Florida before.

Looking forward to hearing from you all.

Hey Pocketers long time reader looking to make an investment this year. I was doing some back round research on what seems to be an absentee property after driving for dollars. I have found that the property is owned by the Estate of the past owner. Now I am at a lost at where to find the info of who is controlling the Estate. What is my next step, can anyone help?

Sounds like you made a great deal. Your due diligence was done , looking forward to hearing the update on this property!

wow @Megan Greathouse such an encouraging story I am here in Florida still looking for my first deal but this is very encouraging! Congrats!

Hey BP family I have been reading and listening to podcast for sometime now and have run into a pre-foreclosure property but I want to make sure I'm going about this the right way. During my search on court docs it seem the property was actually sold in Feb.2016 then the sale was set aside and voided. It seems like the owner filed a bankruptcy to delay the foreclosure, at this point what are my options? Should I go to the bankruptcy trustee or deal directly with the home owners? Looking forward to hearing from well seasoned foreclosure strategist!!

As always #Happy Networking
