@Kim Kennedy I think Albuquerque is a better market for multifamily. I own 64 units in Abq, and rent growth has been great over the last year. Santa Fe is more of an appreciation market, where Abq is good for cashflow.

Hi Garrett,
I live in Santa Fe, and invest in multifamily Albuquerque. 
It depends on what you are looking to invest in? Single-family? Short Term Rentals? Multifamily?
SF is a really expensive real estate market (relativity speaking), Abq is more affordable.
I'm happy to give you additional information on how I see these markets.

I have owned properties in Albuquerque for years, and with the right strategy it can be a good market. Be careful of the D class areas and find a good PM. 
I’m happy to discuss my experiences in the market.

@Andrew Alvarez your best bet is a local lender. I have worked with WaFd and Sandia Area FCU. However, going with bank financing will take time. Probably 30-60 days at least.

@Amable John Aguiluz XIII I've been a MF investor in Abq for 6+ years, and I live in Santa Fe. The inventory is tight in both places, but it's a strong rental mark for STR and LTR. Especially Santa Fe has a very high demand for STR.

Both are great markets to invest in if you can find a property that will cash flow.

@Nicole Bussard I have been investing in Abq for 6 years, and I have seen a lot of appreciation in the last couple of years. The inventory is tight. However, with the right determination, you can still find some deals. Most deals go above asking, and one thing to remember is that rents in Abq are much lower than in other parts of the country. So the 1% rule can be hard to satisfy.
