@Sarah Vo I'm not sure I agree with Collin's comment. I own properties in many states, and NM is not that challenging to deal with compared to Ohio, PA, and NY.

Anyway, in Albuquerque, it is relativity easy to get Airbnb permits. However, it may change.

I live in Santa Fe, NM, and it's very difficult to get a permit here.

Your mileage may vary.

Using a local CPA is not necessary. You need a CPA that understands real estate.

I've been investing in Albuquerque for the last 10 years. Mainly in apartments, but also in a few industrial properties.

I'm curious about your experience with the mid-term rental approach. I converted a few apartments to that purpose, and listed them with a company specializing in that field, however they have not found a tenant yet, and I've listed with them for 2+ months.

Would you be able to share which company you are using?

Congratulations on your desire to move to Santa Fe. I've lived here for 4 years and love it.
It's a very competitive market. Finding anything that cashflows is very hard.

@Edison Chadwick I have been investing in Albuquerque since 2016, and have seen a lot of success there. Of course, it's harder to find good deals at the moment with the high interest rates.

I also have partners investing in Tucson, which is another great market.
