Most seminars are now offered by various mentoring groups.
You can learn a lot from attending meetups, and there are a couple of great ones in Albuquerque that you can attend.
Just look at meetup.com to find the most popular ones.

just look at meetup.com and search for real estate. Make sure they have live events in Albuquerque. 

there are so many places to eat in Santa Fe. 
I had lunch at Dr. Fields Good today in Devargas mall. It’s pretty good

It's a great community.

I've been investing in Albuquerque for 10 years, and you can find some good deals there.
Personally, I live in Santa Fe.
There are several active Meetups that you can join to get around to other investors.

Networking is really important.

Get out there and make connections with other investors; that is how I got started. 
Now, we own 65 apartment units and 80,000 SF of commercial warehousing.

I love the ambition! However, at $105 per SF seems very low. Materials have increased more than 20% in the last 5-8 years. With the fires in CA, you can expect materials and contractors to become even more expensive. 

I have lived in Santa Fe for 5 years and am plugged into the commercial RE market as a full-time investor. 

Can you give me a little more information about where the property is located? 

You also need to consider any STR regulations. I don't know if SF County has restricted the AirBnb licenses.

@Sarah Vo I'm not sure I agree with Collin's comment. I own properties in many states, and NM is not that challenging to deal with compared to Ohio, PA, and NY.

Anyway, in Albuquerque, it is relativity easy to get Airbnb permits. However, it may change.

I live in Santa Fe, NM, and it's very difficult to get a permit here.

Your mileage may vary.
