Aryelle Collins make sure you check out crime stats in the area. As a Realtor in Gainesville, Phoenix apartments look like the best deal around but be careful of crime and think about who your tenants are going to be. They rent out pretty cheap in there and there are some property management companies/Realtors who will not step foot into the neighborhood due to crime. It is in a perfect location to UF so I wish a bunch of investors would just all buy them and rehab them into a nice community. Good luck!

Hey guys! 

The NW and SW side of Gainesville are the two most popular parts of Gainesville professionals, families, students and young adults prefer to live. There is tons of people coming in from all over the world to work in the medical field, as a professor or relocating for work due to the new Butler Plaza on Archer Rd. (Check into this it's huge!) 

For the most part they have their own cars and don't like to be near the "college streets" because they want to stay away from all the parties and the noise. So most find a house to rent or some of the condos that are not your topical college condos to steer clear of the students. 

Without getting into trouble I will put IN MY OPINION... stay away from the east side unless you are within 5 minutes walking to the University or you are buying in the Duckpond area (Historic homes) You can definetly get renters on the east side but sometimes you run into issues with tenants qualifying if you go through a management company. EX Low income, crime record, prior evictions and more. One place that the deals are normally great in but the area is well sketchy/deadly is Phoenix. Some agents will not show a property in their without police escort.

If your looking for a rental condos for college students I would stay on the "college" streets. SW 62nd, SW 20th, SW 35th, university or 13th. If your looking for homes stay near the bus lines and the university and you have a better chance of getting a tenant. The west side is more preferred than the east side of Gainesville because of crime stats. If you have any other questions feel free to call me.
