@Shawn K Hicks would generally coordinate a meet up prior to all of the pandemic going on. I know there were talks about doing a virtual Zoom meeting but I’m not sure that ever got off the ground. We used to meet a couple times a month and would have everybody from investors, Realtors, property managers, first time investors and longtime investors. It was a really good group of people.

If I have the VIN number for a mobile home an I able to find out where it is located?

A property was purchased at a foreclosure auction and the mobile home was removed prior to the auction date. (I'm assuming by the bank who held the mortgage). The property/land was originally in Alachua County here in Florida.

@Jennifer Turner that’s so great to hear. Every time I’ve used them they have been great to work with. They’ve always got some sort of special pricing going on and they are definitely investor pricing friendly. That’s awesome that they have you set up with a window units in the meantime too. I feel like most companies would not do that.

If you are replacing the unit I would recommend Buckhalter as they always have wonderful prices and specials. I have never use them for maintenance. Another good one is Liberty Air. I have use them several times for maintenance but they can be a little pricier.

Rocket mortgage sounds like they may be thinking of a FHA 203k loan. In that case yes all work would need to be done through a licensed contractor unless you can work out something where they allow you to do some work. The rate on that type of loan will also be slightly higher.

If you get a conventional loan condition shouldn’t matter too much as the loan is based on appraisal price and not so much on condition.

I have never heard of a loan that wouldn’t allow you to fix while you are currently living in the home. I know it’s definitely harder to find a lender that will lend on a lower price point like around where you’re looking. Maybe that’s a bigger issue. Have you tried FLCU? If you know both markets than why not. It only does a disservice to your customer if you don’t know the areas that you’re working in. I am a Realtor and i live here in Gainesville and work in other areas of the state as well.

Another one of my go to real estate lawyers in town is John Roscow. I have recommended him to several of my customers and they have all been pleased.

Gainesville is a perfect place for that. We have plenty of people looking for individual rooms especially college students. Depending on where it is located you could get about $400-$600 a room. Even if you did a four bedroom condo you could do the same thing. There are A couple 4/4 or 4/2 properties that make great rentals for individual room rentals that would be less than a single-family home.


If you are trying to market towards university students location is definitely going to be key. A lot of students do not have any type of transportation and rely on walking, bikes or the bus system here. Although the price of a single-family house close to the university is going to be much higher than one with a 15 min drive.
