Without doing a CMA for myself I wouldn't be able to be 100% sure on the numbers. It doesn't look super elevated for being out in the Alachua area. A lot of the value comes from the acreage itself as well as the Barns and such as well. Give it some time and hopefully the professional pictures and updating the listing is going to help.

@Robert Carney Hello from a fellow Gainesvillian! I am also a Realtor with Watson Realty in the area and my first impression of the pictures is they looked messy. Let me explain. The house is semi staged and has a random coffee table in a completely empty room, sofas in the living room are placed in the middle of the room which cuts the room in half and the garage and barn just have clutter. Also, other than that I would also ask your mothers agent to take professional pictures. They make a world of difference especially in this price point. I live about 5 minutes away so I know the area well. It’s a great location and buyers in the Newberry/Alachua area like to get an FHA or take advantage of the USDA program. The listing has cash or conventional loans only which eliminate at least 1/2 of your buyer pool. I would suggest do whatever repairs would be needed in order to make the house financable for those types of loans. Hope that helps!

Jeff and Amber are exactly right. I am an agent here in Gainesville FL and we have students coming in for the University of Florida, residents coming for Shands hospital and just employees in general coming to work at the university or the several hospitals we have in town. Lake City is very rural and like Jeff said their isn’t much going on in ways of growth. There is a lot of mobile home rentals and not much else. If you need any help in gainesville I’ll be glad to help.

Hi Sean, I’m a realtor in Gainesville and I work in the Branson area as well. I do have some investors that stick to mobile Homes and do very well. Around here you can get into a mobile home for a lot less than what a single-family home would cost. If you get a good enough deal to flip it there are plenty of people looking for move-in ready mobile homes or you can keep it as a buy-and-hold and do extremely well. Mobile homes do generally rent out for a little less than a single-family home but because of the land that normally comes with a mobile it can sometimes even itself out.

I am an agent here is Gainesville,FL and depending on where in town you find your property the utilities can vary by quite a lot just because of the utility company. If Gainesville Regional Utilities (GRU) is the company it going to be pretty high, but they are a public company so you are able to call them up and ask for the amounts over the last year. If you have clay electric or some others it’s quite a bit lower. 

I even have some buyers have that as a criteria when looking for a home to purchase. They do not want to be on GRU.

What happens if a buyer defaults on a seller financing deal after they have already made improvements to the land?

Here's the story… I am a realtor in Gainesville FL and I have the seller and a potential buyer posed the question of seller financing and my seller is not opposed to it. One of his questions was what happens if the buyer defaults on the loan and he has already started building his house or put some sort of improvements on the land. Would it be as simple as the seller will then just take the land back or will there have to be legal remedies in order to get everything in order?

I spoke to a lender and she said that most mortgage companies will not loan out money if they dont actually own the land and in that case the mortgage company will pay off whatever still due. But what happens if they decide to put on a home or a mobile home or a pole barn that they paid cash for?
