@MIhir More if u were to pick just 1 out of the list u provided which one would u pick? If being near a medical facility was not a factor? Just good schools safe and super family oriented is the only factor at this time

@Harita Konjeti WAIT please disregard my post below. I was assuming your in Washington state. It differs state to state so please check with your state to see the laws there

@Harita Konjeti I just went through this. You are not allowed to just get rid of his stuff until you get it formally that he has left the house. And after that I think u have to give him 30 or 60 days (can't remember exact date) to get his belongings. So you can maybe store it somewhere (if you want to start showing) but your not allowed to dispose them.

@Sergey A. Petrov from what I understand we did everything that we were suppose to do. Gave her 90 day notice etc.... we didn't initially file for eviction because her lease was going to be up anyways and she told us she is planning on moving out. However when the date came she didn't move. We hung the evictions notice. Than she told us she is moving, then she seemed to try to move her stuff out. She again didn't move on promised date, this happened many times and she finally left.

@Sherief Elbassuoni. Yes! I am very familiar with just having to move on. But I still want to look into it as she basically tricked us into getting the place (she had a co-signer that never moved in, told us she was selling her place so no rental verification was done) so I am not happy with her.

Hi

I had a problem tenant that didn't pay us rent.

We were going to file for an eviction and that made her leave thankfully so we didn't have to formally go through the court etc.

Initially my Property manager told me she would put the none paid rent in collections, but now she is telling me she is not allowed to do that. So she is leaving free and clear with no negative record for non paid rent.

Does anyone have any experience with this? Is there anything I can do to retrieve the rent?
