@Jacob Hartman You may want to check out if the city has diverse employment vs. one big employer and how likely they are going to stay.  

Have you looked into the central Valley in CA?  I think they have pretty similar metrics as out-of-state investment and you can drive there in 3-6 hours.

@Jacob Hartman I agree with @Steve Racicot that the deal matter more than taxes.  Taxes is a factor, but it's not the most important factor.  Buying in a state/city with job growth and population growth is much more important than buying in a lower tax state.

@J. Martin Hi J, I'm very interested in hearing about Bay Area/CA local markets since most of BP is for other area.  I also want to talk to investors/speakers who have seen the cycle before and learn about what they are doing now.  Thanks!

@Shawn F. Welcome to the site.  I agree with @David Faulkner on not believing everything you read on the forum because 99% of BP people has no experience on our market.  Make sure you research more before you give up on the Bay Area.  Also, if you talk to agents, they will want you to sell because that's their business.  Your property increased value by $36k in 1.5 years.  Many people are getting $100/m of cash flow in the mid-west and that means you are already getting 360 months/30 years of cash flow without lifting a finger.  Not only is appreciation not guaranteed, rent is also not, heck, nothing is!  Hang out in here longer and read more posts.  I'm sure people can make good money out-of-state but you're already making good money locally, IMO.

@Account Closed  Thank you so much for showing me around!  Your 8-unit is a beauty and I'm shocked that the previous owner did most of the upgrade and you still got it for a good price.  Next time, show me the SJSU building and maybe your friend's 12-unit too ;)

@Atish Shah  Thanks for sharing the data.  It's very interesting.  I also looked at East Bay and haven't pull any trigger because of the price.  You may want to look into the appreciation % too.  I was surprised by some of them.

@J. Martin  It's awesome that Bruce Norris is joining!!  Just the icing on the cake!!  I'm totally joining.  Last year, do most people stay for 2 days?  Do they go home at night or book a hotel?  Just wondering the logistics.
