Matt K. In east bay and South Bay, I still see people buying and lots of people on the waiting list. I asked one developer and he said he has 50 wait listers. I agree with you, I have no idea how people can afford to buy now, unless they have substantial equity from previous sale.

Russell Brazil Bill F. I'm just thinking that if everyone is ready to buy when there is any correction, then it's not worth waiting for the correction. What's your game plan now? Buying/selling/holding?

Hi all, It seems to me that everyone I've talked to is waiting for the bubble to burst. Investors, people who are trying to buy their first home or people who want to trade up but can't right now. If the market drop 10% and everyone jump in, can we still find deals? I'm not even considering the hedge fund money...

@Account Closed  You'll have to determine what's your timeline.  Bay Area is not a cash flow play short-term.  For 10-20 years time frame, I don't think there is any other market that can beat the Bay Area in terms of appreciation and rent growth.

I think you are doing a good job. Even if you hire a property manager, your PM will ask you to make the same decision. It's just not easy to be a landlord.

I think the BRRR method is especially risky during a downturn. You take all the money out from one house to buy another and another. You have no skin or equity to cushion any drop in prices and leverage yourself to the max. During the last recession, bank called on home owners to pony up extra money when their home prices dropped and therefore their supposed equity was below the 20% down payment requirement. This method depends on the market not crashing in order to make it work long term.
