Steven Perre This is my first time going so I can't say for sure. However, I heard a lot of good things about it so I don't think it'll be a pitch fest. Also, I got in for half price for $97 so it can't hurt.

@Kusum Chanrai  Congrats on having twins and saving enough to buy a house in the SF!  I just want to bring up the school situation in SF.  I'd highly suggest doing tons of research on it before buying in any neighborhood.  As I've done the research in the past year,  some elementary schools' tuition is on par with Stanford.

I believe short-term or long-term goal should be one of the factor here. If your goal is to generate cash flow, then SD is not a market for that. If your ultimate goal is to hold and retire, then SD will be great. In 10 years, do you prefer to own in SD or in other states?

@Johnny Hoang @J. Martin

Late to this discussion. I may be helping a friend managing her rental later on but there is an HOA. How do you find the 30+ rental market? How is your winter rental going? Happy Holidays!

Russell Brazil Solomon Ganz Very timely topic and I'm also contemplating starting a part-time career. Russell, can you let us know how exactly did you start? What kind of advice would you give to a new career-change agent?
