ok, I'm just double checking here...actually I'm begging for help, this is the first offer I've made in years :violin: is a verbal offer ok, or should I go through the whole put it in writing ordeal? :help: It's actually a very good deal for a property and i don't want to pass it up. so anyone? any help? good point. so a decently written letter would suffice? I'm usually a very good writer so I could do that.

I have come across several properties that are badly in need of some work, but could otherwise be very nice properties. I know that you can find the owners on auditors web sites, but in the event that you can't or that its a finance company, how do you find the owners? and when you do find them, what is the best way to approach them? I just don't want to offend anyone or come off as pushy if I send them a letter or call them up and say..."Hey your property looks like it needs some help, would you be willing to sell it?" :protest: that seems like it would be rude to me. any thoughts?

How hard is it to find hard money lenders and is it worth it? I'm trying to learn all I can. it sounds like a good way to go, but you know what they say about sounding too good to be true and all that! :wowie: just trying to look at the big picture as well as all the little details!

I've been reading a lot on pre-forclosures and I'm not sure how to take this information. i've read that some states require a license, some people think of those who take advantage of such situations as vultures. I'm really trying to open up all of my options here and this was presented to me as one. however i don't want to make too many more mistakes. Is this a ok way to find potential leads or should I wait until they actually go into forclosure?

I'm in ohio, the capital city, and there are a lot of people doing flipps here...I'm one..although haven't done one yet. Alot of the investors I've called are wholesalers (that's what they like to call themselves here)

When your just starting out you hear lots of terms like soft and hard money lenders...can anyone explain this to me? I'm trying to line all my ducks up before I get totally wet. I know that there may be a time when I need to borrow money and it would help to know which avenues there are available. I don't have perfect credit, bordering on no credit at all since I pay a lot of things in cash, but I'm trying to fix all this. Can any one assist me on this topic? :help: thanks!
