I am just wondering if there are any free lead lists out there?  I"m just starting out, and am looking for lists.  I'm doing bandit signs, and have a web site(basic) but I can't afford a subscription just yet.  any advice?

my biggest problem would then be where to find pre-foreclosures, I've seen all the web sites advertising pre-foreclosure lists, but i'm not sure how accurate they are or if I should even bother with them.

:help: I am filling out a contract...and assignment contract, for a property, I'm down to the part where it says
hereby assigns all rights to said contract to:
person's name
("Assignee")
in exchange for compensation in the amount of __$___________________________________.

the exchange part is where I'm drawing a blank...do I put the purchase price of the property, or would I put what I'm making off of the property here. Example, say the property is being sold for $80,000 I'm selling it for $90,000 do I put the $10,000 or the $90,000 here! I'm thinking it should be the selling price of the property...but I may be wrong, my mind is lost! :goofy: Please help!

When your flipping a property (unless you plan on fixing it up your self first) you really don't need a loan because you will never truly own the property.

I'm just wondering how hard it would be to invest in properties in other states. consider the fact that I'm only doing wholesaling for now...any help would be appriciated. Thanks! :D

I'm trying to figure out what is needed from a hard money lender to get the loan? I just came across a property that I want to try and rehabb myself then sell. Any help is appriciated. Oh, and If anyone knows of any lenders in ohio, or who will work with some one from ohio please let me know. Thanks!
