One thing to consider, if you're going the rehab route for the first time, is how it will work with your regular job schedule. Do you plan to manage the rehab yourself? Are you looking for a project close to work? What amount of time will you plan to spend on it? I’ve found that if you have a regular 8-5 job, managing a project that may be more than 15-30 min away from where you typically are during the day, is hard to do…unless you’re working with someone (partner or contractor) that you trust and can provide that support for you. Now if the rehab is going to be your only job, that’s a different story; it’s doable. Just something for you to consider.

Go with porcelain, as it's likely to stand up to the traffic longer than vinyl would.

 Yeah, they typically can't provide it online; you can visit the assessor's office in person and request the info for a fee.

Love the interior color. What brand and color of paint was it?  Floor staining came out nice too!

Sorry to hear you both are hitting a rough patch in your lives. Are you able to get a HELOC on the property and take out what you need, as needed? Is moving to a less expensive area an option? or necessary?

 One Square = 100 Square Feet.  Also, is the 1400 SF the livable space or the roof SF? Will need to multiply footprint area by a roof pitch factor to get a true estimate.

 Doesn't it depend on the size or squares that you need done?  Hard to compare without knowing that.

He's a little further north of SJ, but Jino Joseph has been great for handling my wife's business financials, and our taxes.  I believe he also works/travels to SJ too.
