Common sense would say that your contract is with the tenant, not the sub-leasee, so you'd think you'd be in the clear to proceed.  Maybe contact the Housing Authority for the City that the property is in, as well as your attorney.

For example, any custodian, janitor, employee or agent of the owner or manager of a residential building who exhibits a residential unit therein to prospective tenants, accepts applications for leases and furnishes such prospective tenants with information relative to the rental of such unit, terms and conditions of leases required by the owner or manager, and similar information, is exempt."

That being said, if your friend appoints you as his agent, it doesn't sound like it's an issue.  And if it's bringing in some extra income to you each month, who cares if it's only for a few units.

Haven't done it myself, but it's about getting on the wholesaler's buyers list. If you see a yellow sign that says Buy Homes for Cash, etc, call the number, and you're sure to be put on that wholesalers list. Or try to meet some wholesalers at a local REI meetup.

The remains are in a large marked box from the crematory with his wife's name on it so I'm pretty certain that it's her.  I purchased the house directly from the seller/husband a week ago so unless something tragic has happened in the last 6 days I can confirm that he is alive and well.  During the negotiations I spent a lot of time speaking with the seller about why he wanted to sell the house and it tuned out that unfortunately his wife actually died inside the property a few years back and after her death he moved to the bay area and "let the house go".

It was disclosed that the garage conversion was unpermitted after you submitted an offer?  Seems like you could re-negotiate the cost of having to bring it up to code, if you really wanted the property.  Otherwise, I'd consider walking, if your intent is to rent it out.

Try being married, both in tech and each earn 200k/year. A 200k/year software engineer can be priced out because there are more couples with 400k/year than available inventories on the market. 

 It's not about what you make, but what you have available to put down.  The seller doesn't care about what you earn a year.  It's what can you bring to the table to actually close the deal.

I think in CA, the Assessor's Office can't provide Owner's information online due to CA GOV CODE §6254.21; you have to make the request (pay) for the info in person at the Assessor's office.  In Alameda County, they do have a Parcel Map viewer, that will list a mailing address for a property, which you could then try to scour the internet for info.
