I like @Jim Iorio's post above. At the very least, know that anything, and I mean anything in this business is possible when you rent to people you don't know. That being said, I would not be (and am not) scared to buy any unit with an existing tenant. Columbus is a market that (I think) assists the Landlord very well in helping remove problem tenants. Worse come worst, it takes about 3 days to evict if they are not paying, break a lease, etc. Just have this built-in to your numbers. At the very least, you're just assuming carrying costs.

This is still heavily dependent upon what you're working with finance-wise. Columbus is a pretty competitive market. I see a lot of OOS investors interested in coming into the Columbus market looking for $150K turn-key assets in B areas with 15% COCR but those just really don't exist. There is a lot of opportunity in the path-of-progress areas that are rough now but are showing (at least) promising growth that could fit that model, but being as specific as you can with what you're working with and looking for will go a long way in helping you determine the best area.

Would love to hear from the BP community what your number one recommended book for real estate or general finance would be?

I am a heavy reader and am looking for some new content to kick off 2020. In case you are interested, my answer (so far) would be, The Millionaire Next Door. I read it once every year. What a fantastic perspective on prioritizing positioning yourself for the future (and creating a lasting net worth) over keeping up with the Jones's and having to work to maintain a lifestyle (typically built to maintain an image to project to others).

I would call around and gather quotes from different brokers. I fall into the category of only answering the questions I'm asked and not divulging info I'm not asked about. I'm sure someone will insure it. It just might take more than a few calls.

@David Hernandez as @Remington Lyman said, it really depends on your strategy and return expectations. The duplex market in Columbus, OH is very competitive in A,B,C locations, but theres always opportunity at various rates of return. Personally, I invest in lower return areas that I know are more stable (thus less maintenance) and build a solid equity standing over time. I also try to stay within the outer belt as close to downtown as I can.

@Matthew Welk I agree with @Remington Lyman on Columbus, OH. There is a lot of opportunity here for an aggressive and motivated investor. I’m a Columbus native and watching the growth of this city (specifically in the past 6-8 years) has been incredible.
