My goal for 2020 is to purchase 20 more doors in Columbus, Ohio (either personally or in my partnerships) and I have 4 doors down so far! Furthermore, the goal is for those 20 doors to produce an additional $30K+ in residual income for me.

@Horton M. Columbus is still very landlord-friendly when it comes to evictions. There have been small movements to shift this but we haven't seen the ball move much. Even if tenants are given more leniency, I still see Columbus continuing to be a very favorable market for landlords.

Offer to pay 6 mos or a year up front and tell them that you will take care of maintenance excluding large items. That is how I landed a couple of mine. It provides security for the landlord so he knows you’re serious and after a few months of not hearing from you, you’ll be his best tenant.

I second Columbus, OH. A fantastic market that continues to grow in jobs and population. Major companies are flooding our market (Google, Facebook) and large companies like Chase and Huntington have major presences as well. This doesn't even include the headquarters that we have here (Nationwide, Cardinal Health, The Ohio State University, L Brands, Big Lots, CoverMyMeds, and more!). There are definitely turnkey opportunities here with potential to cash flow or buy for appreciation. Best of luck!

I agree with what has been mentioned above. I started out at your age (at the same school) and am 12 years in now and loving it (nowhere near 1K units, but I have a solid portfolio around Columbus). You really need to develop a strategy, find a mentor, network, and be ready to make a move when the right deal presents itself. Most of real estate is being ready to jump--those that wait too long miss out. But I can't stress enough how important it is to have a game plan. Best of luck!

@Sara Reeder OH, specifically Columbus is super Landlord-friendly. Not sure what literature you've been reading on that, but I would have to disagree with it. I own and manage property here and have never had any issues. There are groups forming that are trying to make it more difficult, but we haven't seen much traction with it. I'm sure as cities grow, things like that change a bit, but I wouldn't expect to see that for a long time.

Welcome, @Mitchell Blair! You are in a great place to learn here on BP--a lot of great people with a ton of insight and many people have helped me greatly here. The best thing you can do is jump in! Paralysis by analysis is real and holds people back from jumping in. Obviously you want to do plenty of due diligence, do your research, run the numbers, etc.; but if it works, jump! A lot of real estate is learned by doing, so don't keep yourself on the sidelines. Best of luck!

@Joe Liu when it comes to Columbus, that is the case for most areas (excluding OSU campus, Clintonville, German Village, etc.). I'm a Columbus native with a solid portfolio of multi-family units within the outerbelt. Happy to help with some insight into the market/neighborhoods here. I did find this link that has some info on the neighborhoods here, but I haven't vetted the accuracy. Don't hesitate to reach out, best of luck!
