Looking for Wholesale script

I’m relatively new to wholesale, and I think can’t seem to find a deal. There’s homes in distress all over the Dallas market and I can’t get one under contract. I think it’s because of my cold calling skills. I sound like a scammer or a spam caller and I was hoping I could get some pointers.
