I've often heard investors state one of the benefits of having multiplexes is if one unit isn't occupied you can still get rent from the other unit(s).

My question is how's that any different from having multiple single family homes? Wouldn't your vacancy rate be divided among your multiple single families the way the vacancy rate is calculated for  your multi?

It's definitely possible in this area. 

I've been studying Florissant's properties for sale and properties for rent for the last 2-3 months.

If you go to zillow you'll notice multiple properties are listed around your desired.

I would classify most of Florissant as B properties.

Just stay active

Wholesalers and investment friendly realtors will communicate with you.

Also, work on generating a criteria. (E.g. 3 Bed SFR, North County/South City, minimum cash flow of X or something relative to the 2% rule-monthly income divided by total investment cost, maybe something with minimum equity, etc.)
