I would say start off with a property that she doesn't consider a huge financial risk. (I.e. Non-expensive home with few fixes needed) Show her the numbers.let her see the market value rent.  Show her what comparable homes for section 8 are renting for as well. you just have to make feel pretty comfortable with the idea of its a high probability you're going to get this house and quickly get it rented out but if all else fails it won't significantly impact the personal finances.

Read up as stated above. Also, become really familiar with the area you want to invest in. For instance investing in South City St Louis would be much different then O'fallon. You need to understand what you want as an investor and are willing to deal with. Do you want multi-family or single families?
