Multi vs Single Families
I've often heard investors state one of the benefits of having multiplexes is if one unit isn't occupied you can still get rent from the other unit(s).
My question is how's that any different from having multiple single family homes? Wouldn't your vacancy rate be divided among your multiple single families the way the vacancy rate is calculated for your multi?

My belief at this point is that Multi-Family is the way to go. I've graduated from SFR now and really don't look at SFRs much. @Zane Belden pretty much hit the nail on the head with his post.
