What if it cost more than 140k to purchase and rehab the home?

I have a rental property in Ferguson. I think there are good cash flow opportunities but In general I wouldn't recommend flipping in Ferguson.

To the second post- St. Louis is the murder capital of the country ONLY because of a statistical "apples and oranges" comparison.  St. Louis City (higher crime like most cities) is not in St. Louis County (lower crime like most suburban areas).  Yes, there are bad areas in St. louis County, but the murder capital designation comes from comparing the city of St. Louis to entire counties of other cities.

 Agreed although St. Louis county isn't Ladue there are many decent neighborhoods with Florissant and Hazelwood that are good investments.
