Hi Rachel! The Lehigh Valley is a great place to invest in real estate. The Main Street area of Bethlehem is a fantastic area, but both Allentown and Easton have also had revitalization in their downtown areas. I would urge you to check out the requirements for owning rental property with each and every municipality you’re interested in so you don’t get any surprises. Also, there are areas of the Lehigh Valley outside of ABE proper that may be of interest, such as Nazareth, Northampton, Whitehall, or Hellertown. If there’s anything I can do to help, don’t hesitate to reach out. My contact info is in my profile. Good luck!

@Derek Askew I would go out to 1/2 mile to 1 mile, but try to stay within the same municipality/school district. I’m happy to help if you need anything.

@Jan Kutrzeba Most of the investors that I work with are looking for multi-families, so not sure I'd have a buyer for you anyway. Thanks for following me on social media... I appreciate it! Good luck to you on this... hope it works out for you!

@Jan Kutrzeba sorry to hear you’re having a bad first experience in Allentown. I agree with what your realtor is telling you about your options. I don’t think a flip will be profitable based on what you’re describing and taking a loan to rehab and re-rent may eat into your cash flow, even with the increased rent. I’d cut my losses, sell it, and take what you’ve learned to the next investment. Hopefully you’ll have better luck. All the best!
