Investing in the Lehigh Valley (Allentown, Bethlehem, Easton)
Hey BP community. I am thinking about investing in the Lehigh Valley and I have looked at quite a few deals and I am not sure how to judge the market to determine if I have a good deal or not.
I’m looking at everything from Shells/teardowns all the way to rent ready deals.
Can someone please help? Thanks in advance!

@Sheryl Sitman Hey, good to see you, I hope you guys have been continuing to get some great deals!
@Derek Askew Try running your comps search with a little bigger radius. In the urban areas .25 miles will give you many more results. I've had lenders use comps that were half to a full mile away to justify their appraisals as well. As Sheryl was saying, it's getting pretty competitive here. The market here continues to attract investors from out of state. Compared to NY/NJ, our cap rates are attractive and thus the prices have continued to climb.
