Call on all the "for rent" ads you see in your local areas and see if the owners are, or may be in the future, looking to add more properties to their portfolios. Check the local papers, Zillow, Craigslist, treasure hunt/pennysaver type publications, etc. that will help build your buyers list.

Anyone ever tried email marketing? If so, how did it work out? I came across a company that says they can do email marketing to distressed property owners. I don't know cost details yet, and obviously that's a huge factor, but I was just curious if anyone here had given it a shot and how effective it was.

Great info @Kevin Fox ... thanks for the feedback! I'll definitely keep that in mind. I can tell you that it's a very popular area in a major city. The specific neighborhoods would vary since it's 90 different properties, so it would take significant research for sure. Might be a good idea to enlist a realtor in the area to help gather some of the info.

Generally speaking, would buy and hold investors consider a purchase of a portfolio of rental properties, 90% occupied, for 85% ARV if that 85% resulted in acceptable cashflow (say $15,000/month) and over $2 million in equity? I always see the 70% rule bandied about, but something like this seems like a different beast.
